What is guaranteed rent and how does it work?

A plain-English guide to guaranteed rent schemes and what they mean for landlords across Greater Manchester.

Guaranteed rent is a simple arrangement where a company leases your property from you on a fixed agreement and pays you a set rent every month — whether the property is occupied or empty.

Instead of relying on a tenant to pay on time, or an agent to fill voids, you receive the same amount on the same date, month after month, for the length of the lease. Typical agreements run from three to five years.

During the lease, the company takes responsibility for finding and managing occupants, day-to-day upkeep, and returning the property in good condition at the end of the term. For landlords, that means predictable income and far less admin.
